At Waller Realty, we are directly employed and tied to the economic health of the economy with residential, construction and agricultural sales. It is important that we help you understand the process of purchasing your Real Estate Property.
The role of a Real Estate Agent is to begin the process with qualification before we are allowed to show a seller’s property. Whether paying for your real estate with cash or financing your purchase, you will need to provide the agent with proof of funds. Cash, verifiable by a statement of account or pre-approval letter stating you have attained financing and for what amount. If you do not have your pre-approval letter we can help you pre-qualify by providing you with one of our potential lenders. This is the 1st important step in the process. The lender will qualify and advise you on general mortgage loan programs that you might consider. They will also answer any real estate financing and closing related questions you may have.
Once the ability to purchase has been verified, you will sign a representation agreement with the agent giving them the authority to represent you and on your behalf, in finding, showing, negotiating, and preparing paperwork for the purchase of your property. The agent will help you prepare the paperwork, required by law, to assist you with making offers, finalizing contracts, coordinating inspections, submitting home warranty information and track important dates throughout the process for you.
Once the contract has been approved by the seller and the buyer, it will be submitted to the Lender and Title Company, whom will finalize all conditions and prepare it for a real estate closing. It is at the closing where you will sign and take possession of your property.
